The Juhkentali development project is a modern, multifunctional quarter, encompassing two business and one residential building, and the multi-storey car park connecting them. The development project covers a total of more than 40,000 m² of leasable Class-A office and commercial space, 5000 m² of apartments, and comfortable parking spaces in the two-storey underground car park and the multi-storey car park connecting the buildings. Due to the volume of the project, development is planned to take place in several stages. The first stage of the development – the completion of the 30 storey building and two-storey underground car park – is planned for 2021.

The new quarter under construction will be fully integrated into the existing city space – convenient access to the quarter via car or foot will be guaranteed, and the historic Tiigiveski Park will be restored. Due to the location of the quarter in an important and highly visible area in terms of the design of the city and taking into consideration the dominant development volume prescribed in the established detailed plan. The final architectural solution will be worked out at the architectural competition, which will be organised in 2017.

Energy efficient office buildings with well-planned use of space and parking solutions will be located in the multifunctional quarter that is being developed as a whole. Design work is taking place following BIM principles and in accordance with the BREEAM sustainability assessment method for development. Offering views of the heart of the city, the buildings are well-suited for use as the headquarters of large companies as well as offices for ambitious smaller companies.

Location: The registered immovable covers a total area of 12 000 m² and is located in the city business district in the heart of Tallinn, directly along the main street, Liivalaia tn. Tallinn’s Old Town, which is included on the UNESCO World Heritage List, is located only 1 km away, while the passenger port and airport are located 1.5 and 3 km away respectively. The area is already well-developed, with the Radisson Blu Hotell Olümpia, Nordea Bank’s head office, the Stockmann department store, and other well-known commercial and residential buildings and sports facilities all located in close proximity. Its location at the intersection of main streets ensures excellent access to the quarter and visibility from multiple points on the compass.
